Cleaning Fees / Taxes
One-time cleaning fee for the 1-bedroom is $100, and $120 for the 2-bedroom. This fee is for cleaning after your stay. Please be aware that all accommodations in the Florida Keys are required to collect a 12.5% sales/bed tax.

Winter 2025/2026 (January through March) - We are currently full for this Winter (January thru March).
Spring 2026 (April through May) - We are currently all booked up for this Spring (March thru May)
Summer 2026 (June through September) - we will be closed for the Summer 2026.
Fall 2026 (September through December) - We still have some availability for October and November and limited availability for December - please call or email for specific dates.
Please let us know if you would like to be added to our waiting list for a specific time - we do commonly have availability from cancellations!
Reservations
We ask for a 50% deposit of the booking rate at the time of your reservation. The remaining 50% of the booking rate, cleaning fee and taxes (12.5%) are due upon arrival. We take Visa, Master Card, Discover, PayPal and Personal Checks for deposits.
Cancellation Policy
Our cancellation policy is simple, if we re-book your reservation dates to another party, then you will get your deposit back minus a $75 cancellation fee (this covers credit card fees and adjustments to four different online advertising calendars). In the event we are unable to re-book your reservation (usually because we were not given enough notice), then we both lose half of the booking rate, so it benefits both of us equally to re-book the villa. Additionally, we return deposits in full in the event we go under a Hurricane Watch or if the Keys are closed to visitors for any reason.
Please Note: Given the difficulty of rebooking full month rentals, we provide no refunds for monthly rentals canceled less than 6 months in advance.
