Cleaning Fees
One-time cleaning fees for the 1-bedroom is $80. This fee is for cleaning before and after your stay. Maid service may be provided during your stay by request and for a fee.

First week of regular Lobster Season: $1295/week
Thanksgiving: $1195/wk

Winter 2023/2024 (December through March) - We are currently completely fulll for this Winter.
Spring 2024 (April and May) - We still have the week of 4/27 to 5/4 available. Please call or email to get on the calendar.
Summer and Fall 2024 (June through August) - We have plenty of availablity, so please call or email for specific dates to make a reservation.
Reservations
We ask for a 50% deposit of the booking rate at the time of your reservation. The remaining 50% of the booking rate, cleaning fee and taxes (12.5%) are due upon arrival. We take AMEX, Visa, Master Card, Discover, PayPal and Personal Checks for deposits.
Cancellation Policy
Our cancellation policy is simple, if we re-book your reservation dates to another party, then you will get your deposit back minus a $75 cancellation fee (this covers credit card fees and adjustments to four different online advertising calendars). In the event we are unable to re-book your reservation (usually because we were not given enough notice), then we both lose half of the booking rate, so it benefits both of us equally to re-book the villa. Additionally, we return deposits in full in the event we go under a Hurricane Watch or if the Keys are closed to visitors for any reason, including a pandemic.
Note: Partial re-bookings will result in partial refunds, and please remember we only do monthly reservations in the winter, so cancellations are very difficult to re-book during the winter months.
